CITY OF WACO DR. MAE JACKSON DEVELOPMENT CENTER

WACO, TEXAS

The City commissioned CP&Y to conduct a facility study to enumerate existing deficiencies of the unoccupied space on the first and second floor of the 4th and Franklin facility as well as the parking garage upper floors. The structure was studied to determine quality of construction, maintenance and adaptability for renovation and deemed to be a good candidate for adaptive reuse.

The building consolidates multiple City departments including Engineering, Streets, Traffic, Planning and Zoning, and Utilities into a one stop Development Center for building permit plan review and inspections. The streamlining of City services aids in efficiency of city staff and promotes communication between the construction community and city officials.

The existing exterior was skinned with aluminum composite panels for a clean modern style appearance and the main entrance was moved to the corner for more prominence.
